Description

'Viminalis' is located in Australia's most sustainable housing development The Cape, and is a 9.0 star NatHERS rated home with a fantastic liveable floor plan and stunning finishes.

Careful consideration was taken when designing the overall building footprint of the home to maximise communal living spaces, and promote invitations to explore outdoors. With ideally located double glazing throughout enhances not only crossflow ventilation, but also connection to the nearby walking tracks & open spaces.

The block runs along an east/west axis which enables the house to have optimal northern orientation to maximise solar gain & passive heating, while the appropriate use of fixed shading plays an integral part in the passive solar design of the house. Crossflow ventilation is utilised to passively cool the house and promote indoor air quality making the most of the the naturally occuring high air quality in Cape Paterson.

A mix of Natural Brick Co. Lutyens & Woodstone blocks have been utilised both externally, and internally, as a thermal mass wall. Natural Brick Co. bricks & blocks are made from recycled timber, glass and rice hulls, and were selected due to their environmentally conscious and sustainable ethos.

Viminalis is an all electric home that utilises a 6.6kW solar array and 10.7kw battery storage system. The home boasts a heat pump hot water service, induction cooktop, energy efficient appliances throughout, and an electric car charge point for an electric vehicle.

All rain water is harvested and directed to a 10,000ltr water tank, which is plumbed back into the house and used for all garden taps around the home.

The home also features a stunning mural piece by a local artist Melanie Caple on an external wall that abuts a communal walking track. A depiction of the local Manna Gum 'Viminalis' Coastal Banskias and a green swathe to tie the design back into the house.

The main bathroom is extremely practical with its three seperate zones, allowing seperate private use of the toilet, bathing zone and basin area which has proved essential with four children utilising the space.

The laundry is more of a multipurpose room, allowing for the usual functions of a laundry space but by being accessible from the kitchen allows it to be utilised as an overflow pantry with additional freezer and shelving for preserved food storage, an essential item when striving for a sustainable lifestyle.

The home maintains a consistent temperature ranging from 16-25 degrees from Summer to Winter.

With a 9.0 star energy rating, and the inclusion of renewables, this house is well on its way to becoming carbon positive with little to no energy bills for the lifespan of the home.

Cape Paterson

The Bass Coast is known for its golden beaches and dramatic coastline, and Cape Paterson is no exception. This small seaside town is a favourite for beachgoers, surfers and divers, and a fishing hot spot.

Cape Paterson Bay Beach is best known for its large rock pool, a tranquil place where protected turquoise waters lap gently. The man-made structure was built in the 1960s and is just as popular today; families make a beeline to the inviting rocks on hot days. Be sure to bring your snorkel for a glimpse of underwater life, or bait up and cast a line from the rocky makeshift jetty.

Just around the eastern headland is Cape Paterson Surf Beach. A sandy path takes you from the car park to the beach, which is popular for surfers, bathers and those with a penchant for fishing. The beach is patrolled on weekends between December and Easter.

Pop into the beautiful farm gate at Goshen Country Farm Gate for organically grown fruit and veg, free-range eggs, local bread and honey.
